Moving to Upstate New York? Let’s make sure you know what you’re buying.
You found a house online. The photos are beautiful. There’s a porch, a little land, and maybe even a barn.
But what about the well? The septic? The internet? And what does that road look like in February?
If you’re relocating to Montgomery, Fulton, Herkimer or Schoharie County, I can help you get a better look before you make the trip.
Hi, I’m Carrie Smith. I live in Fort Plain and help buyers find homes and land throughout the Mohawk Valley and surrounding Upstate New York communities. Whether you’re coming from New York City, another part of the state, or somewhere farther away, we’ll work together so you don’t have to buy blind.
How does buying a home from out of town work?
1. Tell me what you’re looking for.
Share your budget, timeline, must-haves and where you’re moving from. If you’re still figuring out which town fits, that’s okay. Tell me what you want your everyday life to look like, and we’ll start there.
2. Let’s talk.
We’ll have a conversation, usually about 20 minutes, about your plans, the area and what you need in a home. If you haven’t spoken with a lender yet, I can connect you with one for preapproval.
3. We’ll talk about representation and compensation.
Before we begin touring homes together, including a live video tour, we’ll review and sign a written buyer agreement. It explains the services I’ll provide, how long we’ll work together and how compensation works.
My buyer representation fee is 3% of the purchase price. Real estate compensation is not set by law and is negotiable. This is the fee I charge for my services, and we’ll discuss it before you decide whether you want to work with me.
A seller may agree to contribute toward that fee. If the seller contributes less than the amount in our agreement, we’ll talk through your options and any amount you may owe before you make an offer.
4. Get a closer look.
I can share video tours to help you narrow down homes before making a trip. I’ll show you what I see and point out questions worth asking, not just the pretty parts.
5. Plan your tour day.
Once we’ve narrowed down the homes and you’re ready to visit, we’ll plan an in-person tour day. You’ll drive your car, I’ll drive mine, and we’ll meet at each property. That gives you a chance to get a feel for the roads and the area, too.
6. Keep moving forward, even from a distance.
If you can’t attend the inspection, I can be there with the inspector and share video and notes when permitted. The inspector’s report and your conversations with the inspector will help you understand the findings.
I’ll help you look beyond the listing photos and talk through the questions that matter to you. And if something doesn’t look right, I’ll tell you. Sometimes the right move is walking away and finding a better fit.
Where are you moving from, and what are you hoping to find?
Send me a message, or call or text me at 518-900-7204. I’d love to hear what brings you this way.
