Buyer & Relocation Resource Hub

Research the details that matter before choosing your next home. Start here for schools, local offices, flood maps, soils, internet availability, and community information. Need help connecting the information to a property? Call Carrie Smith at 518-900-7204.

Schools: contacts, programs & performance

Use the official district links below for registration, transportation, programs, calendars, and staff contacts. A mailing address or town name does not establish a school assignment; confirm the specific property with the district.

Compare official New York State school report cards. Search by district or school and check the reporting year. Review enrollment, graduation, and assessment information alongside the programs and services important to you.

Colleges, BOCES & career pathways

Explore programs, campus visits, admissions, and financial aid through each school’s official website. Compare the actual commute from your preferred community; these campuses are spread across the region.

For local scholarships and college planning, start with Fort Plain’s counseling office or Canajoharie’s school counseling resources, or contact your district using the links above. Ask about current awards, deadlines, eligibility, career training, and college-credit opportunities.

Building, zoning & code enforcement

Before planning an addition, a home business, rental use, animals, or a land purchase, ask the municipality about permitted uses, permits, and any existing property records. Village, town, and city offices can have different responsibilities.

For other properties, use the official local directories: Montgomery County municipalities, Fulton County planning and municipal links, Herkimer County municipalities, and Schoharie County towns and villages. Ask the listed office to connect you with the current building or code enforcement contact.

Flood maps & insurance

Search FEMA’s official flood maps by property address. Review the map with your lender, insurer, or local floodplain official when you need a property-specific determination. A location outside a mapped high-risk zone can still flood.

FloodSmart: flood insurance information and provider search. For homeowners coverage, use this guide to comparing insurance quotes. Ask providers about replacement coverage, deductibles, older homes, outbuildings, and your intended property use. Contact Carrie for local introductions; choose the provider that fits your needs.

Land, farms & soil maps

Open USDA Web Soil Survey. Find the parcel, draw an Area of Interest, and explore soil types, drainage, and agricultural interpretations. Read USDA’s getting-started guide. Maps support early research; they do not replace on-site testing or approvals.

Soil pH and garden testing

Cornell’s Community Gardens Soil Testing Program offers testing at no charge for eligible food-producing gardens in New York, while funding lasts. Check the current program rules, application, and regional contacts before sending a sample. This is not a free testing offer for every farm or land purchase.

For soil pH sampling instructions, agricultural advice, and current testing options or fees, contact Cornell Cooperative Extension of Fulton and Montgomery Counties, CCE Schoharie and Otsego Counties, or find your county’s Cornell Extension office. Soil pH measures acidity and alkalinity for growing plants. It does not establish septic suitability or buildability.

Farm and rural land financing

Explore Farm Credit East financing for agricultural, land, and rural home plans. Find a local office, including Cooperstown. USDA Farm Service Agency farm ownership loans are another resource for eligible farm buyers; start with the New York FSA office and service-center information. Ask which program fits your intended use, income, experience, and property.

Can you build, connect sewer, or install septic?

Give the municipality the parcel address, tax map number, and your intended use. Ask about zoning, lot size and setbacks, legal access, driveway permits, utilities, and any subdivision or other approvals. Confirm sewer availability, connection permission, capacity, and cost with the serving utility. A nearby sewer line does not guarantee a connection.

If septic is needed, ask the local code office which agency reviews the parcel and what site evaluation, deep-hole testing, percolation testing, design, and approvals are required. Start with the NYSDOH district environmental health contacts and the municipality links above. For Schoharie County, review the county’s on-site wastewater application instructions.

Lamont Engineers in Cobleskill lists residential septic services. Ask about site evaluation, soil and perc testing, design, fees, and service coverage for your parcel. Verify a New York professional’s license. Request written findings and confirm required approvals before committing to a land purchase; discuss suitable contract contingencies with your attorney.

Manufactured homes: home-only or real property financing?

A manufactured home may be personal property or real property, depending on its legal status and the land arrangement. A home on a leased park lot often needs home-only, or chattel, financing. A double-wide on a permanent foundation with owned land may qualify for a real property mortgage, but the foundation alone does not establish eligibility.

Ask a lender to review the home’s construction date, HUD labels and data plate, title, foundation, land ownership or lease, and any relocation history before choosing a loan. The HUD manufactured-home code began June 15, 1976; do not use 1978 as a blanket financing cutoff. Program and lender requirements differ. Some FHA Title I options cover home-only financing; standard FHA or conventional real property mortgages have different requirements.

Find manufactured-home lenders serving New York through the New York Housing Association directory, including First Credit Corporation in Gloversville. Ask about private-party resales, park homes, home-only loans, minimum home age, and total costs. Compare written quotes. For detailed requirements, see HUD’s manufactured-home resources and Fannie Mae’s manufactured housing eligibility guide.

For a park home, review the lease, lot rent and other charges, utilities, community rules, and buyer approval process. Sellers can prepare title and lien records, construction and HUD information, foundation documents, and the current lease before listing. Your attorney, lender, and park management can help confirm what transfers with the sale.

These independent resources are starting points. Contact providers directly to confirm current services, eligibility, availability, and costs.

Working from home: check the actual address

Search the FCC National Broadband Map for reported internet providers and service availability. Confirm installation, upload speeds, price, and availability directly with the provider. Test mobile coverage at the property too.

Small-town living, connected to the region

What I love about living around Fort Plain is the small-town feel, the countryside, and having larger communities within reach. The Mohawk Valley gives you a choice of village streets, historic homes, and country settings. Let’s compare where you’ll shop, work, and spend your free time from the actual home you’re considering.

Explore Montgomery County outdoor recreation and its river, canal, trails, parks, and fishing resources. Check travel routes to Albany, Utica, Little Falls, Johnstown, and Gloversville from your preferred address, including an airport trip and winter travel. Drive times vary by route, destination, weather, and traffic.

Airports, Cooperstown & room for new ideas

Albany International Airport (ALB) and Syracuse Hancock International Airport (SYR) provide regional flight options. Check the airport’s current routes and parking, then plan the drive from your actual address.

Explore Cooperstown and Otsego County for the National Baseball Hall of Fame & Museum, museums, village shops, and Otsego Lake recreation. Cooperstown Dreams Park is a separate youth baseball destination; check its location when planning your trip.

Have a small-business idea? Montgomery County’s business development resources can help you find local support. A property’s allowed uses, permits, utilities, and renovation needs should be part of your plan from the beginning.

Trails, Herkimer diamonds & regional employers

Explore the Empire State Trail map to plan rides and walks along the Erie Canalway corridor. Use the official map to check access points, route surfaces, and trail conditions.

Visit Herkimer Diamond Mines for quartz-crystal collecting experiences, seasonal hours, admission, and directions. The mine is a specific destination; plan your drive to its address rather than to the village center.

Learn about Montgomery County’s transportation, warehousing, and logistics sector, including Target’s distribution center. For the separate Amazon project in the Town of Florida, review the county’s project documents for its scope and official updates.

I also help buyers and sellers in Herkimer. Explore the village’s official resources and contact me for a Herkimer property search or home value review.

What does your budget buy?

Explore current listings on my Krutz Properties site, then contact me to compare homes, land, or properties with space for your plans. Asking prices are not sold prices. We can look at recent comparable sales and include property taxes, insurance, heating, maintenance, utilities, and any well or septic needs in your budget.

For a business idea or property renovation, start with the local permit and zoning contacts above. For everyday life, check grocery and pharmacy trips, healthcare, libraries, winter road access, water and sewer or well and septic, and emergency services.

Country living, room for your remote career

If your work can travel with you, imagine a home office with room to breathe, country roads after work, and village life close by. I can help you compare homes with space for your office, hobbies, or a new idea, while checking the internet connection and trips that matter to your everyday life.

A starting point for travel planning

These examples start in Fort Plain unless otherwise noted. They are planning estimates, not a promise from every property; allow extra time for traffic, weather, stops, and airport check-in.

Vermont, Massachusetts, and Canada offer more possibilities for regional trips. Choose a specific destination before comparing routes. For perspective, Albany to the Champlain–St. Bernard de Lacolle border crossing is about 3 hours 10 minutes, before any border wait. That estimate starts in Albany, not Fort Plain.

Live listings and recent sold-price reports

Use my Krutz Properties listing service for current homes and live local market reports. Reports include available recent sales, sold prices and market trends. Coverage and results depend on the selected area and MLS data.

For other towns, nearby hamlets or an exact property address, contact me to arrange the right search and comparable-sales review. Town-wide averages do not determine the value of a particular home.

A personal pricing review

Recent sales and online estimates provide market context. Before recommending a listing price, I need to visit your property, discuss its condition and improvements with you, and review relevant comparable sales with the Krutz Properties team. A market analysis is not a formal appraisal or an automated valuation.
