“How long will it take to sell my house?”
I understand why people ask. You might be planning a move, buying another home, or trying to figure out what comes next. You want something you can plan around.
My honest answer? I can look at the market and give you my opinion. I can’t promise your house will sell by a certain date.
What I can do is help you understand what’s happening, put your property in front of potential buyers, and stay attentive as we work through the process.
First, what does selling need to look like for you?
I ask directly: Do you need to sell? Where are you going? What’s your timeline? If you’re buying another place, can you carry both properties? Or are you comfortable waiting to see what happens?
Everybody’s circumstances are different. Someone who needs to move has different decisions to make than someone who is comfortable holding on to the property for a particular price. The game plan has to fit the person.
We watch what buyers are actually doing
Once your home is listed, we look at the activity. Are people scheduling showings? Are they coming through and making offers? What else is available for those same buyers?
I ask for feedback, too. We don’t always get it, but we can still look at the showings, offers, and competing homes to see what the market is telling us.
If we’re not getting the response we hoped for, price is one of the first things I want to revisit. Buyers are comparing your home with their other choices. A home’s condition, location, and features all play into what someone is willing to pay.
Before you spend money changing things, we should talk about whether adjusting the price makes more sense for your situation. You don’t automatically need to take on a renovation to sell.
Let’s look at the house through a buyer’s eyes
You know what you love about your house. You know the work you’ve put into it and the memories you’ve made there. Those things matter to you, and I respect that.
A buyer is looking at a different question: “What can I get for my money?”
So we keep comparing honestly. How does your home stack up against the other choices? What would make it the obvious choice for someone looking in that price range?
If selling is the priority and activity is weak, I believe in having that conversation early. There isn’t one number of days that fits every home. We need to consider the market, the competition, and your goals. If you’re comfortable waiting, we can discuss that, too.
Finding a buyer and reaching closing are different steps
An accepted offer is an important step. There may still be inspections, financing, an appraisal, title work, and coordination between attorneys to get through, depending on the agreement and the transaction.
A cash sale can remove the buyer’s mortgage process, but it still has other steps before closing.
A proposed closing date matters. What it means for your obligations depends on your contract, and that’s a conversation to have with your attorney. I wouldn’t tell you to build all your moving plans around an early target date without confirming the arrangements.
In my experience, dates can shift as the transaction moves along. That doesn’t mean something is necessarily wrong. It does mean we need to stay in touch and set realistic expectations.
Here’s what you can expect from me
I can be responsible for my part. I can’t promise everyone else’s timeline.
I’ll be responsive, stay on top of my responsibilities, speak up for you, and explain what’s happening. If something changes, we’ll talk about your options and the next step.
I’d rather prepare you for what could happen than tell you everything will go quickly because that sounds good.
Whether you’re selling in Fort Plain, Canajoharie, or elsewhere in Montgomery, Fulton, Herkimer, or Schoharie County, let’s start with your situation. Then we can make a plan that makes sense for you.
