Sometimes. A house that needs decorating is a different financing question from one with structural, safety or major system problems. Standard FHA financing requires the property to meet applicable conditions; FHA's 203(k) rehabilitation program may be an option when purchase and eligible repairs need to be financed together.
What work does the house actually need?
Separate cosmetic preferences from conditions affecting safety, soundness and livability. Send your lender the listing and known issues early. “Needs TLC” can mean paint. It can also mean the bathroom floor has become a group project.
Do not assume an ordinary purchase loan will let you fix everything after closing. Ask the lender whether repairs must be completed beforehand, whether an approved repair arrangement is possible, or whether a rehabilitation product is needed.
What is a 203(k) loan?
HUD describes Standard and Limited 203(k) options for different scopes of rehabilitation. The lender must review the borrower, property, proposed work and financing. Ask about contractor eligibility, estimates, consultant requirements, inspections, reserves, completion timing and how funds are released. Program limits and lender availability should be checked at the time you apply.
What should I price before making an offer?
Ask qualified contractors to describe the required work, permitting and likely hidden conditions. Include a reserve for surprises and any temporary housing. A purchase price plus an optimistic weekend budget is not a renovation plan. An inspection can help identify specialist evaluations; it does not provide every construction cost.
For an older village house in Johnstown or Gloversville, ask about wiring, foundation, heat, roof and water damage. Rural properties add well and septic questions. Each property needs its own review.
How do I protect my next step?
Get the lender's assessment before writing an offer around a loan that may not fit. Review inspection, financing and repair terms with your attorney. Read the buyer guide and discuss the full cost of the project before falling in love with the porch.
