Yes, some buyers can purchase a home in the Fort Plain area without a down payment through an eligible USDA or VA loan. But the buyer, property and loan all have to qualify. And “no down payment” does not mean “bring absolutely no money.” The moving truck has not agreed to work for free either.
Which loans should I ask about?
A USDA Section 502 Guaranteed loan can offer 100% financing for an eligible primary residence in an eligible rural location. Household income and repayment qualifications apply. Check the actual address with a participating lender rather than assuming every property with a Fort Plain mailing address qualifies. The USDA Direct program is a separate option for eligible low- and very-low-income applicants.
Eligible veterans, service members and surviving spouses can ask about a VA-backed purchase loan. A down payment may not be needed when the price does not exceed the appraised value, but entitlement and lender requirements matter. Closing costs and a VA funding fee may apply; some borrowers are exempt from that fee.
What about New York down payment assistance?
SONYMA offers mortgages and a Down Payment Assistance Loan for qualified borrowers. Ask a participating lender about current availability, required personal contribution, repayment or recapture terms, income limits and eligible properties. Assistance is not an automatic grant just because you are buying your first house.
What money might I still need?
Ask for a written estimate covering inspections and tests, appraisal and lender charges, attorney and title costs, applicable recording taxes, prepaid insurance, tax adjustments and escrow deposits. Some costs may be paid before closing. An earnest-money deposit is generally credited toward the transaction, not an extra down payment on top of everything else. Your contract and closing figures control.
Seller credits or other permitted assistance can help in some transactions, but must fit the loan rules and contract. Keep a separate reserve for moving, heating fuel and the first repair. Owning the house should leave room to live in it.
Does the house qualify too?
A low price does not guarantee a loan will work. Give your lender details about condition, heat, well and septic systems, manufactured-home status or major repairs early. A vacant parcel and a house purchase are different financing conversations.
Where do I start locally?
Send your lender the price range and an actual address, then ask: “Which programs fit me, what cash would I need, and what would the full monthly payment be?” Compare taxes and an insurance quote alongside the loan payment.
